    PLANNING PERMISSION AND BUILDING REGULATIONS

    Most home extensions won’t need planning permission because the work can sit under your Permitted Development Rights.

    However, it is always a good idea to check with your local authority so that you can have any required permissions in place before building.

    Permitted Development Rights criteria that need to be met include:

    • It is a single-storey rear extension that extends up to 4m from the original house for detached homes or 3m for other house types. With prior approval, these can be 8m and 6m, respectively.
    • It is a single-storey side extension with a maximum height of 4m and is no more than half the width of the original house.
    • It is a two-storey extension that isn’t closer than 7m to the rear boundary.

    There are a few circumstances where you might need planning permission. This is when:

    • Your property is a listed property or in a designated area or conservation area.
    • The extension covers more than half your property’s land.
    • It exceeds height restrictions or extends beyond the front of the house.

    All house extensions must comply with Building Regulations. This is something our team will deal with as we work. Building Regulations will cover:
