WHAT IS AN ANNEXE?

By definition, an annexe is a building associated with your main house. Most times, an annexe offers occupants independence. Most people’s annexe includes a living room, self-contained bedroom, kitchen, and bathroom area which allows elderly relatives to live in the annexe without any need to visit the main house often.

If there is an unused garage or an old outbuilding detached or attached with adequate space for an additional living space, you can convert such garage or outbuilding into an annexe for independent living.

This type of conversion requires no planning permission. What this means is that all old outbuildings completed under Permitted Development (PD) do not require any planning permission to be converted into new uses. If your local planning authorities refuse to grant you consent for a new residential annexe, to build an outbuilding in compliance with PD guidelines, you can later convert it into new use without any permission.

DO I NEED PLANNING PERMISSION FOR AN ANNEXE?

You need planning permission before you can build any habitable annexe in your home garden. However, you do not need one to build a summer house, garage or shed. One good way to think about the whole thing is that if you are building a garden house for habitation, you will need planning permission irrespective of the shape and size of the building. Your local planning portal or council can help you with more information on the issue of planning permission.
