WORK OUT YOUR GARAGE CONVERSION COSTS IN SECONDS
Budgeting for a garage conversion is one of the first things homeowners want to get right, and our garage conversion costs calculator is built to make that easier. Rather than trawling through estimates that may not reflect your project, you can get a tailored figure in seconds. Simply enter a few details about your garage and what you want from it, and the calculator below will give you a clear cost estimate to work from as you start planning.
WHAT DOES A GARAGE CONVERSION ACTUALLY COST?
Most garage conversions in the UK cost somewhere between £10,000 and £30,000, with the final figure shaped by the garage type, its size, and the specification of the finished room.
A single garage being converted into a straightforward habitable space typically sits at the lower end of that range. Projects that involve plumbing, an en-suite, structural alterations, or a high-spec finish will push costs higher.
Labour tends to take a significant share of the overall budget, sitting alongside insulation, flooring, electrics, plastering, and any plumbing or drainage work required. For a full breakdown of where the money goes across each stage, our garage conversion costs: complete budget breakdown covers every cost category in detail. Having a clear picture of the likely spend before work begins makes the whole process considerably easier to manage.

WHAT THE CALCULATOR TAKES INTO ACCOUNT
Our garage conversion costs calculator is designed to reflect the real variables that drive project costs. It takes into account:
Floor Area
The total square meterage of your garage.
Windows and Doors
The number of new openings you want installed.
Bathroom
Whether plumbing and tiling need to be factored in.
Velux Windows
The number of rooflights required.
House Type
Detached, semi-detached, or terraced.
Each of these inputs has a direct bearing on the final figure. A bathroom adds plumbing and tiling costs, additional windows affect both glazing and structural work, and house type can influence access, drainage, and the complexity of the build. Together, these factors give the calculator enough information to generate an estimate that is relevant to your specific project rather than a broad industry average.
WHY GARAGE CONVERSION COSTS VARY SO MUCH
Two garages of identical size can produce very different project costs and understanding why helps you plan more effectively. The intended use of the space is one of the biggest factors. Converting a garage into a bedroom is a markedly different undertaking to creating a home office, a gym, or a self-contained annexe, each of which carries its own requirements around ventilation, insulation, plumbing, and finish.
Structural condition matters too. If the existing floor, walls, or roof require remedial work before conversion can begin, that adds cost before any new work starts. Specification choices have a significant impact as well. Our post on energy efficiency in garage conversions explains how insulation and glazing decisions affect both upfront costs and long-term running costs. Similarly, built-in storage and bespoke joinery, explored in our guide to custom carpentry for maximising storage in loft and garage conversions, can elevate a finished space but will be reflected in the budget.
HOW TO GET THE MOST FROM THE CALCULATOR
Before using the garage conversion costs calculator, it helps to have a clear idea of what you want the finished space to achieve. Think about the room type, how many openings you need, and whether a bathroom is essential or optional at this stage. The more accurately you fill in the inputs, the closer your estimate will be to a real project cost.
Once you have a figure, use it as a starting point for conversations with your builder rather than a fixed quote. A step-by-step guide to planning a garage conversion can help you think through the broader process, from feasibility to build. If you are weighing up whether a conversion is the right move at all, our comparison of residential extensions vs garage conversions looks at how each option performs in terms of value and practicality.

TESTIMONIALS
We were unsure about where to even start with the loft conversion that we wanted to do. I can honestly say that The Conversions Kings made it so simple for us, they organised the planning permission, put us in touch with an architect and instructed the structural engineer and building inspector. From there they helped us design the perfect loft conversion to our specific needs and then carried out the work efficiently and honestly. Thank you Jeff and Lory.
After being refused planning permission for an extension to our house we contacted The conversion Kings as we had heard good things about them and understood that they did garage conversions. Jeff was so knowledgeable about the current building regulations and planning permissions; we were able to have our garage converted instead giving us a much bigger extension than we originally planned.
With our expanding family we decided it was time to create more space, a loft conversion wasn’t an option and we did not have enough of a budget for a full extension. We approached The Conversion Kings about a garden annexe, they designed one for us after an initial free consultation which we loved! They were able to organise all the planning and trades needed to carry out the work. We are very pleased with the finish. Many thanks to Lory and Jeff.
We had our double garage previously “Insulated” and ply covered but it went damp and mouldy over the winter time even with an extraction system in place! I called for quotes and Lory came around and gave us a quote for doing the job correctly, we accepted this and away they went. All I can say is that the job has been completed and I cannot recommend Lory and the crew that did a fantastic job, battening and then lining the whole garage and plaster boarding the whole room followed by a plaster finish to make this ‘room’ sealed and complete. So, based on this I can thoroughly recommend “The Conversion Kings” for anyone that is potentially looking to transition their garage into a den, gym, extra room etc!
The Conversion Kings converted our existing garage into a garden room and separate ‘man cave’. They were fantastic. Reliable, very tidy, tolerant of my curious children and thoughtfully solved every problem as it arose. The quote was accurate and they have done a great job. They listened to everything that we needed and have transformed the way we use our outdoor space. I cannot recommend them enough.
We had a loft conversion done by the Conversion Kings and I couldn’t recommend them enough – the quality of the work was excellent, they kept us informed of progress throughout and clearly took pride in their work. They also kept the rest of the house super clean and tidy and were very considerate throughout.
Lory and the friendly, professional team converted a huge loft, making it into a great space. They were able to take the project on in amazingly fast time, arriving early on the first morning and working through to get it completed really efficiently. I had asked for some bespoke features and these were achieved brilliantly, with Lory checking with me that I was happy with the solutions proposed. I was working to a tight budget and the Conversion Kings made sure that I could have the full list of everything I wanted within this budget – really supportive. It was also really refreshing to see that they took great care to protect carpets and walls as they worked, and did an amazing job of cleaning up at the end. I will absolutely know who to call in future for any projects.
Lory was good enough to take time out of his working day to come look at a property we are purchasing, to help price up roughly the work that needed doing as well as giving us an idea of what could be done. He was quick to reply to all my emails and I really appreciate the time he took out of his day to give his opinion. We look forward to getting into the new house and hopefully working alongside with you guys very soon! The team come very heavily recommended from the work completed on a couple of properties on our current road. Thanks again!
Fantastic level of service, quick turnaround and a duty of care keeping things neat.
Incredible work from Lory and the lads. Very professional, efficient and an incredibly high standard of work.
I would have no hesitation in recommending Lory and his team, they have done a fantastic job converting part of my garage into an office. The communication was excellent, they arrived when the said they would and they left things in a tidy state.
